1. Focus on Your Landscape

This is perhaps the most important thing you can do in order to boost your home appraisal value. A lot of people overlook their landscape when preparing for a home appraisal because they are so focused on the interior of their home. However, the landscape is arguably one of the most important things to focus on because it is the first thing that people see when they arrive.


Here are some ways you can prepare your landscape to boost the value of your home upon appraisal:

  • Mow your lawn and trim shrubs and overgrown trees
  • Make sure children’s toys are not all over the yard
  • Plant flowers and other kinds of small plants
  • If it’s the winter, make sure walkways and driveways are clear of snow and ice
  • Powerwash the exterior of your home

Touching up the paint gives the room a fresh and clean feel and look; this will be valuable to the home appraisers as well as any potential buyers. Are you close to major highways? What about state parks? Knowing this information will allow you to point it out to your home appraiser and get a better value on your home.

A safe and secure home is a valuable home. Make sure all safety equipment is working properly before your home appraisal. Some things to make sure that are working are:

  • The carbon monoxide detector
  • All fire alarms
  • Locks on front and back doors
  • Any security alarms

Cleaning areas you normally wouldn’t boost the value of your home significantly. Most people look over cleaning small, hard to reach areas because it isn’t obvious that they need to be cleaned; however, home appraisers will notice this. Home appraisers will especially notice this if areas that are staying at the house after you move are dirty; these areas include:

  • Behind and under refrigerators
  • Behind ovens
  • In between areas on the stovetop
  • Baseboards
  • Ceiling fans
  • The shower
